JLS Brick & Block self-performs six commercial masonry disciplines out of a single bonded organization headquartered in Lancaster, PA. No day-labor layers, no brokered trades, no scope you have to re-bid when the schedule slips — every line item below runs on the same 220-strong W-2 masonry force, the same BIM team, and the same scaffold fleet we own outright.

Modular, face, and structural brick on commercial, institutional, and high-end residential envelopes. Includes cavity wall assemblies, through-wall flashing, and continuous insulation detailing per current energy code.

Concrete Block (CMU)

Reinforced and grouted CMU bearing and shear walls, including architectural block, insulated concrete masonry, and bond-beam assemblies. Largest single project to date: 1.4M-block warehouse shell for Liberty Logistics, completed 2022.

Tuck-pointing, brick replacement, lintel repair, and structural masonry restoration on occupied and historically-registered buildings. Includes substrate analysis, mortar matching per ASTM C270, and certified historic tax-credit documentation.

DEEP DIVE 01 / BIM-LEVEL LAYOUT

BIM-level layout before a brick is laid.

JLS runs an in-house BIM/Revit masonry modeling team — 14 project engineers — that builds an LOD 300–350 model of every wall before mobilization. The model coordinates with structural steel, MEP penetrations, and window-wall transitions, runs clash detection against the GC's federated model, and ships to the field as dimensioned shop drawings plus a unit-layout optimization that has cut material waste to under 2% on recent institutional work.

For GCs evaluating a bid, this is the line item that removes the largest source of masonry schedule slip: field rework caused by an opening placed inside a structural beam web, a rebar dowel that misses a cell, or a shelf angle that doesn't align with the floor line. We catch it in the model, not in the wall.

DEEP DIVE 02 / OWNED SCAFFOLD FLEET

Owned scaffold that removes rental mark-ups.

JLS owns and operates a full scaffold and mast-climber fleet — valued at $8.2M — including system scaffolding, suspended platforms, and mast-climbing work platforms reaching up to 280 feet. Every piece is mobilized, erected, and dismantled by JLS scaffold erectors on the W-2 payroll, never by a third-party rental yard tacking a percentage onto the GC's bill.

The fleet scales with the wall. A 30-mason townhouse job draws six erectors and a truck-load of system scaffold. A 110-mason warehouse shell draws twenty-two erectors and a dozen mast-climbers that stay on site for the duration. Either way, the access plan is part of the bid, not a change order waiting to happen.

FIELD QUALITY / CLOSE-OUT & SAFETY

The masonry industry's standard punch-list close-out runs 21 business days from substantial completion. JLS holds every project to an average close-out under 4 business days — and we put it on the schedule before mobilization, not after. The discipline that gets us there is the same BIM-level pre-construction modeling that catches the conflicts before they reach the wall: if the opening, the beam, and the shelf angle all live in the model, there is nothing left to argue about in the field.

Close-out timing matters on institutional and healthcare work because downstream trades cannot start until the masonry scope is signed off. A four-day close-out gives the GC three weeks of float they can re-deploy to roofing, MEP rough-in, or interior finishes.

Safety record.

JLS holds an OSHA Total Recordable Incident Rate (TRIR) of 0.42 — roughly one-sixth the masonry industry average of 2.6, and the lowest in our peer group of Top-50 masonry subcontractors. The record is not a marketing figure; it is the reason we remain prequalified on healthcare, K-12, and higher-ed work, where owner-side safety committees will not release a contractor with a TRIR above 1.0.

Certified by the National Masonry Association (NMA) and the Brick Industry Association (BIA), member of the Associated Builders & Contractors (ABC) Keystone Chapter since 1991, and awarded 2023 'Subcontractor of the Year' by the ABC Keystone Chapter.
