What is your service area and license footprint?

JLS is a Mid-Atlantic commercial masonry subcontractor headquartered in Lancaster, PA. We hold active contractor licenses and bond status in seven states: Pennsylvania, New Jersey, Delaware, Maryland, New York, Virginia, and West Virginia. We do not chase nationwide work — our crews, scaffold yards, and supplier pricing are all concentrated inside this footprint for predictable mobilization.

What is your single-project and aggregate bond capacity?

$45 million single project / $180 million aggregate, underwritten by our surety on a continuous bond form. We have never lost a bond claim in 38 years of operation. Bond letter, W-9, and most recent audited financials are released under NDA on request from the GC's prequalification desk.

How does the in-house BIM/Revit masonry model and clash detection actually run?

Our 14-project-engineer team models every awarded scope in Revit at LOD 350 before mobilization — sleeves, embeds, shelf angles, relief joints, ties, and all adjacent structural and MEP penetrations. The clash report is shared with the GC's VDC lead within ten business days of contract and re-run at every model revision. No brick is laid off a layout that hasn't been modeled.

How fast can you scale crew, and is the labor self-performed?

From a baseline of 30 W-2 masons we scale to 220 inside 72 hours of an executed change order or NTP — every one of them on our direct payroll, no day-labor, no sub-tiered layers. The scaffold and mast-climber fleet is company-owned ($8.2M in equipment), so there are no rental mark-ups or third-party delivery windows on the critical path.

What is your safety record on commercial job sites?

Our OSHA Total Recordable Incident Rate sits at 0.42 across the past three reporting years — roughly one-sixth the masonry industry average of 2.6. We submit project-specific safety plans, daily JHAs, and a full EMR packet with every bid. Superintendent-to-crew ratio stays at or below 1:18 on every commercial scope.

What does close-out look like — punch list, warranties, turnover?

Average punch-list close-out under 4 business days from the GC's first walk — versus the industry 21-day standard. We bundle the as-built model, brick lot tracking, mortar mix records, cleaning & sealing warranties, and our two-year workmanship warranty into a single turnover package delivered to the GC's project engineer.
